...Oh by the way, another listing yesterday - I am biting 100% using my Variable Commission Home Marketing Menu since the beginning of December (that's 9 for 9) .. Almost verbatim everyone says the same: "I've not seen anything like this, this is great!"

I like the out of the box e-mail. I like it because it is bottom line and it does not spare anyone and it is real. I coached like that and it can be disagreeable to people, but those who resist, well you know, their success is moderate at best. Anyway that's not my problem I have my own stuff to look after.

Hi Charlie~
Thanks for your newsletter, I have learned to take the time to read it and enjoy your writing. The last issue about being nice summarizes what I think is a strong key to my success, a character trait that was part of my original business plan 9 years ago, when I realized that there was a better way to sell real estate than what I had experienced personally. Pretty amazing that simply being nice in the course of helping people buy & sell real estate escapes many practitioners (those still focused on sales "techniques")... I hear it all the time from clients and competitors that I'm so 'nice', but to me it is 'the way'. I am proud to share with you that I was the top producing broker in Estes Park in 2006 and named one of the top 50 producing brokers in the national GMAC network, due in part to cutting edge marketing ideas from you and your firm! You touched upon being nice/happy/positive etc... and hence attracting the same, which reminds me of a movie I recently rented that you should also check out: The Secret. Let me know what you think.

Many thanks,
Christian C.

Hi Charlie, …You're thoughts are so refreshing, I hope you will come back to Taos again. I am a new agent and I appreciate the tips.

Love,
Gayle

That's super hot.

What an idea Charlie. If the business isn't slow enough, you want us to give away our commissions to do business. Charlie please take your card and put it you know where.

I read your ad over the internet and am very interested in also thinking outside the box.

Thanks,

Charlie, I love your magazine. Don't laugh I read about the Power of Nice in Oprah's magazine. The ad agency also suggests bringing a big box of chocolates to your clients to sweeten up the deal. We're still waiting for ours from you. Then I ordered "The Power of Nice "book. As I was talking to the office I told them how much I enjoyed them in Oprah's magazine. They said, we were not in Oprah's magazine. But we're going to send you a book for free. I thought that was very nice. I've enjoyed the book, written by another discussing his transactions with multi-million dollar companies. It's name is the Power of Nice-How to negotiate so everyone wins, especially You. By Ronald M. Shapiro & Mark A. Jankowski. Just thought you'd like to know.

Thanks again,
Elizabeth

I love your Out Of the Box informative emails!

Just wanted to let you know my cards are mailed and wondered how much you would charge for another order. You used my Water Valley picture for your ad - I'm impressed! They look great.

Terri, The package was there just as you said. I’ve only had a brief look at the enclosed marketing materials, but I’m impressed. Your company has exceeded my expectations and provided much more value than I ever expected. Unexpected value is a rare commodity and always appreciated. I conduct my business in that fashion and am happy to have been associated with your forward thinking company. My thanks to all.

Charlie,

I am a new agent who started this December, and since then I have wasted countless amounts of time and money trying to figure out how to market myself. I live in a neighborhood called Bridgemill, it has around 3500 higher end homes, and a couple of agents dominating the market, not because they are doing anything special but because they send out the most junk. So I got started putting together my own junk. I had a freelance designer help me with a long brochure and a freelance copy writer help me with the copy, and the end product, while expensive I found to be boring and slightly cheesy. So if I thought that, what would my potential clients think? I was promising the same stuff as everyone else (CMA, Hard Work..etc.) What I couldn't figure out is how any of this would help me, the potential clients have been getting this same junk from other agents for far longer, it seemed like a waste of money and time to me but I had no idea what else to do. I honestly don't even know how I received my first issue of Out Of The Box but, I finally saw something I could not only relate to but could get excited about. No 4 page ego maniac brochures, which I was never comfortable with, No pens, or other copy cat crap. So I just wanted to write and say thank you, as of today I have signed up for your full package, and I couldn't be more excited. I look forward to working with you guys.

Thanks,

Rob
